Suburbs we cover here: Edenglen, Meadowbrook, Founders View, Greenstone Park
Illiondale is quiet older residential on the northern side of Edenvale, mostly single and double garages on established stands.
What we see in Illiondale
Most jobs here are replacements of doors that have simply reached the end. The tell is a door that needs a shove to start moving, which means the springs have lost tension and the motor has been carrying the weight for a while.
When the motor has been overworked for years it usually needs replacing alongside the door, and we say that upfront rather than fitting a new door to a tired motor and being back in six months. Where the motor is genuinely sound we reuse it and take it off the quote.
Getting on site
Older streets mean narrow driveways and very little room to work, so we survey for access as well as for the opening. If the door has to come past a boundary wall or down a side passage we would rather know before manufacture than on the day the vehicle arrives. Where the garage sits under the house we also check that the floor and the lintel are what they look like, because on stock this age they often are not.
Motors, backup and load shedding
Older garages usually have no dedicated circuit and often no plug point near the door at all, so we include the electrical work in the quote rather than leaving you to arrange an electrician afterwards. Backup power matters here too, and we size it to actually cycle the door through a full load shedding block rather than fitting a token battery that manages one opening.
Repairs on any make
On doors this age the honest answer is often a repair rather than a replacement. A spring set, new pivots and a track realignment will bring a sound door back for a fraction of a new install, and we will happily do that where the frame is good. Where the frame has rusted through at floor level, which is common in these older openings, we say so plainly rather than fitting new hardware to something that will not hold it.
What it costs
We quote Illiondale jobs off a free measured survey, itemised so you can see what the door, the motor and the installation each cost, and fixed in writing before anything is manufactured. We do not quote a range over the phone and then adjust it on site, because that is not a price, it is a deposit.
How soon we can be there
Surveys in Illiondale are normally within one working day and the quote follows the same day the survey is done. Manufacture depends on the door, and we give you a real date rather than an optimistic one. Breakdowns are attended same-day wherever we can reach you.
Getting a quote
Send us the opening, or ask for a survey and we will come and measure it. Either way you get an itemised written price for your Illiondale door, valid as quoted, with no charge for the visit.

Common questions
Roller doors in Illiondale
A roller shutter, in most cases. A lot of the older Illiondale garages have under 300mm above the opening, which a standard sectional and its tracks simply cannot use. A roller curtain rolls into a much smaller headbox, and where even that is tight we can build a compact barrel or mount externally. We measure the lintel, side room and floor fall before quoting, so you hear it from us rather than after paying a deposit elsewhere.
It depends on the frame, not the age. If the frame is sound, a spring set, new pivots and a track realignment will bring the door back for a fraction of a new install and we will fit exactly that. If the frame has rusted through at floor level, which is common in older Illiondale openings, new hardware will not hold and we will tell you so rather than taking the repair money twice.
Not for us, but it belongs in the quote. Older houses in Illiondale often have no dedicated circuit at the door at all, so we include the electrical work rather than fitting the motor and leaving you to arrange an electrician. We also size the battery backup to cycle the door through a full load shedding block, not just once.
