- Fail-safe gravity descent, no power needed
- Fire panel integration and drop testing
A fire-rated roller shutter door is a certified assembly, not simply a heavy door. It exists to hold a compartment line for a stated period, and it only does that if the curtain, the guides, the barrel, the fixings and the release mechanism are all part of the tested specification. On a building being converted, that distinction decides whether the project passes sign-off.
Fire-rated roller shutter doors we supply in Edenvale
- Rated curtain assemblies supplied to their tested specification with documentation.
- Certified guides and fixings, because the rating covers the assembly rather than the curtain alone.
- Controlled descent so the door closes at a safe rate instead of dropping.
- Fusible link or detector release, interfaced to the fire panel where the design requires it.
- Insulated variants where the specification calls for integrity and insulation.
Fire compartmentation in a converted building
This is where Edenvale work gets particular. When an old industrial building becomes offices, retail, studios or residential, the fire strategy is written from scratch and compartment lines appear where there were none. A rated door is then being retrofitted into a hundred-year-old fabric, and the substrate has to be genuinely rated construction rather than assumed to be. We check what is actually there before quoting, because a certified door fixed into unsuitable substrate is a certificate with nothing behind it.
Working with the fire consultant
On a conversion the door is one element of somebody’s fire strategy, and the specification comes from that rather than from us. We work to the consultant’s requirement, supply the tested assembly that meets it, and hand over the certification and commissioning record for the building file.
Where else fire shutters are needed here
Warehousing and distribution at Longmeadow where compartment lines cross openings. Service corridors and back-of-house at Greenstone and Stoneridge. Plant, generator and switch rooms. Basement parking in the newer complexes.
Ratings and what they mean
A rating is a period of integrity under test conditions, commonly sixty or one hundred and twenty minutes, and it is a property of the tested assembly. Fitting a rated curtain into non-rated guides voids the rating regardless of what the curtain is made of.
Fire shutter inspection and testing
Rated doors need testing at least every six months. The release must operate, the curtain must descend fully into its guides, and nothing must obstruct the drop. We test, record and issue a report you can hand to an inspector, an insurer or a managing agent.
Common faults we find
Stock and equipment stored under the door. Release mechanisms painted over, which on a repeatedly repainted old building is very common. Descent brakes never exercised. Curtains stopping short because debris has collected in the guide.
What a fire-rated roller shutter door costs in Edenvale
More than a standard door, because the rating is in the whole assembly and in the certification. We quote the door, the release interface, the commissioning and any substrate work separately.
